I-100Four kinds of interior · eight stages · 18 weeks, typically

Interiors, drawn to the millimetre.

We design and build the insides of homes, offices, cafés and shops the way we draw buildings: every room detailed to the millimetre, built by craftspeople from nearby, in materials from within two hundred kilometres.

Detail 1, sheet I-110: Drawer front at the kitchen counter · 1:5

Drawn to the millimetre.

Every cupboard, shelf and counter is drawn at 1:5 before a sheet is cut: the timber, the hinge, the runner, and the 3 mm gap between two drawer fronts. A detail that has to be worked out on site with a tape has already gone wrong.

Daylight first, then light fittings.

We draw where the noon sun falls in May and in December before placing a single light point. Then each fitting is drawn to its task — 2700 K over the table, 3000 K at the counter — on a switch you can find in the dark.

Nothing from further than 200 km.

The teak, stone, brass and cloth come from within a day's drive of the studio, and so do the people who work them. The one exception is cane, and the drawing says so.

What an interior commission covers.

  • Layouts

Furniture plans at 1:50 for every room, measured from the room as it was built, not from the brochure.

  • Joinery

Kitchens, wardrobes, beds and shelving, drawn at 1:5 and made by carpenters we have worked with since 2016.

  • Lighting and electrical

A ceiling plan with every light point, switch and socket, checked against where the furniture will actually stand.

  • Materials and finishes

Stone, timber, plaster and cloth chosen from samples you take home, each with its source and its price.

  • Furniture

Pieces made to order in teak, cane and Sankheda lacquer, or found, restored and placed.

  • Renovation

Walls moved, bathrooms rebuilt and wiring replaced, including in homes where people are still living.

Two ways to work with us.

The drawings are the same either way. What changes is who builds from them, and who answers for it.

Plans are drawn from each interior's type and carpet area, all at one scale: they show the programme and the size, not the layout as built.

Fees, explained.

Two figures are agreed in writing before any work starts, and neither moves unless the brief does.

Design fee
A rate per square foot of carpet area, fixed in the agreement before we measure. Changes asked for after the drawings are approved are priced before they are drawn.
Execution
On design and build, materials and labour at cost, with every bill and invoice shared, plus a management fee stated as a percentage in the contract.
Payments
Tied to the eight stages above. Each is invoiced when its stage is finished, at its share of the contract.
Site visits
Weekly visits are part of the design fee for as long as the schedule runs; past it, each visit is billed at a fixed rate.

Questions we are asked.

How long does an interior take?

About eighteen weeks for a three-bedroom flat, from the first measurement to handover; eight to ten for a small shop. The schedule above is the one we draw for a typical flat, and yours is drawn by the end of week 3.

Can we keep our existing furniture?

Yes, and we usually suggest it. Pieces you want to keep are measured in the first week and drawn into the plans; those worth restoring go to our carpenters and come back with the rest of the work.

Can we live at home while the work is done?

Often, when the work can go room by room. We close off the rooms being worked on, keep a bathroom running, and agree the noisy hours with you. A new kitchen or full rewiring usually means two to four weeks away.

Is there a warranty on the carpentry?

Five years on the carpentry and hardware we make and fit, in writing from handover: hinges, runners, shutters and joints. We come back after the first monsoon to adjust anything that has moved.

How often will you be on site?

Every week, on the same day, with a written note afterwards, whichever way you work with us. On design and build, our supervisor is also on site every working day.

Can our own contractor do the work?

Yes; that is the Design commission. We draw the full set, answer your contractor's questions and check the work every week. We do not price or manage their bills.

What if we change our minds half-way?

A change is redlined on the drawings, priced and dated, and you sign it off before anyone starts on it. Nothing is changed on site on the strength of a phone call.

Tell us about the rooms.

A floor plan or a sketch, a few photographs, the date you need to be in by, and the budget you can actually spend. We reply within five working days, and quickly if the work is not for us.
